Excellent skillset to market & to sell my property

Charles was excellent to work with throughout the sale of our apartment. He was proactive with communication, kept us informed at every stage, and was always quick to respond to questions. His advice was straightforward and practical, and he demonstrated a strong understanding of the local market. Most importantly, he sold the property within the price range he originally estimated and achieved a sale within five weeks of listing, which was a great outcome. Charles has a traditional, no-nonsense approach and focuses on getting the job done. We appreciated his professionalism, honesty and consistent communication throughout the process and would recommend him to others selling their property.

We looked around at a few agents before settling on Charles, we wanted someone with knowledge of the market in the area, after a bit of research Charles seemed like a good fit for us. After his first visit, we felt we had made the right choice with him, after he gave realistic advice on the current market, where we should place our desired price and expectations. Charles also gave us solid advice for marketing and open homes, including where we could do reduce overheads and ultimately get the best deal. Charles' level of communication was perfect, giving us updates and feedback when needed, but not spamming us with every tiny detail, when it came down to the details of the sale, he was able to advise what was happening in the market and considerations we should be thinking about in order to get the best price and cleanest offer secured. Charles sold our apartment to us in a no-fuss manner, so we chose him to sell it for us 5-6 years later. We did consider two others at the time and his cost was competitive. The Wellington market was slow for 1 bed apartments but he worked cooperatively with both tenant and letting agent so we had rental income coming in right up to the week of settlement. We heard no complaints from the tenants about the volume of open homes either, and there were plenty. That was where we felt Charles acted for us in the best way. Our income investment kept performing. Charles worked with us to keep the advertising fresh, modifying text and photos as the months ticked by. He knew the new build competition and kept us informed of their price points. We felt that, whilst frustration was building at the time wasting of some prospective buyers, Charlie remained focused, determined and professional. We liked the fact that the price strategy took into account our unique selling proposition so we were not being pushed into a race to the bottom. Trying to sell in a soft market is when a good estate agent shines and Charles did just that and got us an acceptable offer. Charles didn’t stop there. He then worked with the buyer and tenant to ensure the move out/move in days were seamless to us, with no hassle when items were left by the tenant. Our conveyancing solicitor seems quite happy working with Charles too. Overall, we are satisfied with the process and outcome, and so we recommend Charles to sell apartments in the Central Wellington area, even when the market is tough.

I would have to rate Michael Hinds 20/10. He is the best Real Estate Agent I have ever dealt with and was crucial in the sale of our investment property in central Wellington. Communication from the moment we engaged Michael and the Just Paterson Realty team was excellent. Prior to marketing our property Michael advised us to get a building report because of its monolithic cladding. The report showed some issues that needed attention and as we don’t live in Wellington, Michael became the primary project manager. He worked tirelessly with contractors to rectify these issues so we could market our property with integrity. They also went above and beyond the call of duty by ensuring the property always looked its best for Open Homes. If you are looking for a good real estate agent then look no further. She liaised with another Real Estate agent to find a purchaser for an apartment in a building that required seismic strengthening. Provided advice, that proved correct, not to go to the market when the purchaser was unable to raise the required funds. Six months later was able to link up with the earlier prospective purchaser through her contacts resulting in a contract to sell.
