Having bought and sold a few properties in the past, we knew exactly what we wanted in the way of a real estate agent. In my opinion, too many sellers are tempted to list with the agent who suggests the highest selling price. Or an agent who is a long term friend. Or someone who lives close to the property being sold. All too often, the agent who suggested the highest selling price is the first one to come along after a few weeks asking that the price be lowered to "meet the market".
