We engaged Emma to sell our new build property in Bryndwr. We opted for an auction campaign and had good numbers through. The demographic ranged but was mostly downsizers. Although the property didn’t sell at auction Emma presented a multi offer within 48 hours. We initially had our house listed with another prominent agent but had no offers. After resting it over winter we started again with Rosa and her team at Sotheby's, hoping to tap into their international connections. Their suggestions on improving the marketing material were excellent and we felt we were in safe hands. While the auction campaign didn't yield any cash offers Rosa reassured us this was just the first step, and soon after found us a conditional buyer. While we waited (months) for them to sell their house (clearly not through Sotheby's), Rosa continued to work hard on our behalf showing our house to prospective buyers and got us another good offer. We chose Joe as our real estate agent after he sold our daughter’s house and the process went very well. He was a very effective negotiator when selling on her behalf and as equally effective as buyer’s agent when she purchased her next house. She was very pleased with both deals. When it came to selling our house, Joe recommended a deadline sale. This proved to be very good advice as it resulted in a quick sale for a good price. Joe gave good advice on decluttering the rooms and preparing the property for sale. The photos that he organised looked really great. The open-home strategy was very effective. And the follow-up on people attending the open home was thorough. A neighbour told me that friends from out of town had come and had a look, and Joe had followed up with them and kept them up to date with the situation. Our priority was getting a quick clean sale, as we had signed up for another property. Joe delivered on that objective by getting four written offers within a week of going on the market. One of these led to an unconditional sale two weeks later. He also obtained a very pleasing price given the placid state of the housing market in Christchurch. Joe was always pleasant to deal with and kept us informed about what was planned and what was happening.
