Good market knowledge. Poor communication: I signed a Sales and Purchase Agreement for a property with the vendor through the agent, the communication has been generally good until after the builder's report was done. Suddenly, communication stopped after I made a counter-offer following the finding of several defects for the property in the builders' report, since then I couldn't get hold of the agent for days. He eventually cancelled the agreement at the last moment, even without returning my call or giving me a call. The agent is expected to act in good faith and convey the message to the other side, say it if you are not accepting the counter offer, or make a counter-offer if you think it is not up to the vendor's expectation, it is neither ethical nor professional for an agent to completely disregard and manipulate the purchaser while still in the negotiation process. Though you are working for the seller, you are paid by the buyer only when the transaction is completed. I do hope that no other potential buyers should/will not be treated like this.
