Matt is very professional and I appreciate his proactive communication for all updates while the sale was in progress. My below feedback is for the Harcourts as a company and not for an agent. From my market research I have noticed the properties that Harcourts is selling - their quoted prices are higher than other companies. Other companies are selling properties at reasonable prices as per market conditions, however, I have observed that all properties those are sitting with Harcourts, their prices are reasonably high - my question is why there is a difference when Harcourts is also dealing in the same market. I understand everyone loves and praise their own property, however, I believe it's the responsibility of a company to let their vendors know through their agent and make them aware about the market conditions so that (like buyer) seller can also set the price with an informed decision. It will help both - buyer and seller. If I think from sellers' perspective, if they are quoting a reasonable price, it will help them attract more buyers. If I think from buyers' perspective, it will help them and their bank to finance with no hassles (because the bank wouldn't want to pay more than it's actual worth) as a result the chances of sale to get through the door will be highly likely and more people can manage to buy properties. My understanding it's a win win situation and market will perform better. Hope this feedback helps to tweak your strategies as a market player. Overall, the experience was good for me.
