Results Reflect Competition
The best results are forged out of the best competition. Just as this is true in sport and business; it’s also true in property sales.
When selling, your goal is to get as many buyers as possible to see and visit your property. This creates a natural competition, from which the best buyer will emerge.
The best process for managing this competition is the auction. It puts everyone on an even footing:
• the same cash unconditional terms,
• the same settlement date, and
• the same timeframe.
At the auction every buyer knows that they may revise their offer as often as they wish.
As a buyer, there’s nothing worse than being told that for another $1,000 you could have bought the property. The auction process is open and transparent, and all buyers decide where they see value.
The winning buyer, and their bank, take comfort that in winning an auction; they paid only a margin more than others were also prepared to pay. This transparency of true market value is way better than any sealed envelope process where buyers and banks always wonder if they over paid.
Whether buying or selling, I’d choose an auction every time.
