I chose to work with Gavin and Bell regarding the sale of my Lake Hawea primary residence after liaising closely with them over a five year period. During that time frame I saw them become the leading sales experts for our eclectic local market. So away we went. Communication was extremely timely, clear and concise and openly honest. It's OK to have differences of opinion. In fact its a good thing to have with your agent. Finding compromise and having 'what if' scenarios within our comprehensive 'three option' selling proposition was part of our sales discovery process. Its essential that Gavin and Bell attended all the open homes personally. What you learn in conversation, post open home follow ups, and casual viewing commentary is and was critical for full discovery outside of the offers in our case. We picked the perfect time for the open home sessions with people everywhere during the peak summer season. We attracted close to 30 groups to come through over that period. The photos were 'money' and spot on to maximize the effect of the property. With respect to our objective of price discovery, I would say the offers received did not show us a true indicator regarding appropriate value pricing given the type of buyers coming through, ( many locals seeking to relocate), the competitive offerings and the macro economic environment of the Gulf Conflict. We did get good input into value from the buyer feedback, particulary with lot #47's empty section requiring power and water connections. Today's buyers want and need turn key solutions Here is perhaps the most important part of the review, through the process and into a period of post deadline viewings and follow ups, Gavin remained incredibly positive and continued to run the process after I had pretty much given up. As a result of that continued optimism and commitment, an acceptable offer came out of the shadows. Job well done, kudos to all at Harcourts that played their roles in the team approach.
