Having used Niki previously for the sale of a property I went straight back to her when I wanted to sell my property, and, as expected, I wasn't disappointed. From the word go Niki was proactive and motivated. We visited the house together and went over the main action points to promote the sale, and I took on board her suggestions. As the property was vacant Niki arranged for staging. This was fantastic and I have no doubt it made a huge difference to the presentation of the property for the open homes. Niki used a trusted and talented photographer/videographer, and the results were excellent. The open homes started immediately and Niki visited prior to the first one and offered her expertise on what might be improved. Within a short time Niki had an offer on the property which she communicated to me while I was away on holiday. This was not a problem as once the price was discussed she went back to the purchasers and a final figure was approved. Once this was done all the paperwork was actioned on line in a seamless manner. It was after the contract was signed that Niki really was a blessing! I was overseas at the time and there were issues with the building report and the LIM. "No worries" said Niki, "I can sort this out for you", and proceeded to do so. All through this stage I had daily calls or e-mails from her keeping me up to date with what was happening. I also know that she was in constant touch with the buyers so that they felt confident with what was a happening. The end result of her work was that the sale went unconditional and was finalised prior to Christmas, which was a really superb result. I can't thank Niki enough and definitely recommend her to anyone who is selling or buying. Niki had a big job when we listed with her short notice in order to buy the house next door (which was also listed with Ray White). But she delivered, and then some! She was able to professionally balance both our needs and those of the vendor while still allowing us to maintain the good relationship we had with our neighbours. Because Niki is so experienced, she's really able to judge the specifics of a situation and know the right approach - we had quite a few fishooks pop up through the sale and purchase process which she helped to smooth. Nikki worked hard to sell the property in a rapidly changing market. There were unforeseen issues with the house and Nikki gave us realistic advice and options as the situation changed. She has good connections in the community that we were able to access as needed. We were particularly impressed with her handyman and the work he did on some of the less expensive problems in the house. Although the house took longer to sell than expected, Nikki persevered and strove to get us the best possible outcome. Communication was great and she endeavoured to include family in texts and emails as we were advocating for Mum who is elderly. Nikki was extremely professional but also understanding of the more personal issues around selling the property and putting Mum’s needs first. I would definitely recommend Niki to prospective clients in the future and thank her for the mahi she put in on our behalf.
