Whilst we knew about it, we didn't realise the damaging perception the market had of the issue, especially at such a low level. As such settlement took a lot longer than expected and I think it cost us around $20k in sale price. I think going forward market perception needs to be managed with regard to P contamination as $20k is an unfair capital loss to landlords for something that they didn't cause nor can they easily hold anyone accountable. Perhaps some investigation into health effects, trends in P contamination, P "expert advisers", decontamination options (for example Canada and US have a different perception of P contamination than NZers) to have on hand going into the sales process could mitigate buyers fears and reduce risk to both the buyer and seller, or at least give economical resolution options.
