The systems set up by Harcourts meant she was able to inform me of who was visiting the open homes and their level of interest... so her communication along the way with me was excellent. At the beginning of the selling process she let me know what her expectation was in terms of sale price. I found this realistic and in line with what the market was telling us. Hands down, best experience in buying a forever home!! Andy has so much patience & knowledge especially in helping us newbies into this housing game (family of 8- Parents mid 30s, 2 teens, 2 school age & 3 under 5). As a large Samoan family looking for a home for the last 3 years, not many agents approached us during open homes, some questioned my seriousness in buying home especially with so many kids while some didnt even take the time to talk to us. Andy was different. He took his time with us. Made it work around us, my family and work. He met outside of normal working hrs even met us in a carpark haha just to cater to my crazy work hrs. Communication was always 110% in person, email and phone. Energy was always good! He never left anything out, kept us informed and even reminded me of what I needed to do (so many times i would forget the simplest things). Bonus, he made time to answer my million and two questions which was very reassuring for us. Andy really went out of his way to make sure we were happy with house. There was never any pressure. It was always understanding our family needs and dream. Professionalism was always there. He communicated in a way that I didn't feel like an amateur (though I was haha) with no jargons and explained everything to the fine print. He knew the house like the back of his hand. We have dealt with Andy Cooling on a number of other occasions, most recently when our daughter & husband purchased their lifestyle block. Andy has, for a very long time, been recognised as one of the best real estate agents in our area. When the time came to sell our parents' home, Andy was our first choice, and we were not disappointed. Despite selling during a "slow market" phase, we were not in any real hurry to sell. We had time on our side. Some agents would find this incredibly frustrating... particularly when their vendors (us) were repeatedly rejecting offers. Andy certainly brought us a number of offers but we had a price in mind - and we were not prepared to sell below a certain point. Each time we rejected a new offer; I was reminded of Andy's patience and professionalism. At no stage did he pressure us or lecture us about re-considering. Our responses were always accepted without question and without any hint of disapproval. This we appreciated more than anything. We have worked with agents before, where their desperation to get a sale over the line is so often apparent in the tactics they use to try and persuade vendors to come down in price. I can recommend Andy Cooling wholeheartedly. He knows his profession inside out - and handles everything beautifully. He guided us well when we were preparing our home for the market, giving us very valuable guidelines regarding exactly how a home needs to be presented.
