After two failed campaigns with other companies, we reached out to Caroline Yau, who we bought our home from many years ago, and her business partner Steve Williams. In mid-November 2022, we agreed with their advice to try Price By Negotiation over the Xmas/New Year period, and if unsuccessful we would put the property into a 4-week Auction campaign. We received 2 offers during the PBN period, but not at a level we were prepared to accept. The advice from Caroline & Steve was to use a high-end Staging Company to show the home off to its best potential. We were reluctant to do this, as the cost was twice that of the original staging company. They explained the difference it would make and that with high-end staging and new photography our home would look like a brand-new listing. We trusted their advice, and we are SO VERY PLEASED we did. Caroline & Steve were kept very busy with private viewings, open homes & return viewings. Many of the buyers who came through our home, had been looking for more than 6-months. All this culminated in us having 4-registered cash buyers for our Auction and 3-conditional buyers waiting to see if it sold.
