Ant provided oodles of background information, both official and anecdotal, from the council, vendor and neighbours regarding the property itself and the local area. I interviewed four different agents and shortlisted two. As we were selling remotely (living in Christchurch, selling in Warkworth), we needed an agent who know the local market well, was with an agency that had an office in the Warkworth town for foot traffic and had a proven track record of sales. The property was not a cookie cutter being an early 1900's villa on a sloping 2300 m2 area. Dianna successfully met our price expectation, working with the buyer whose initial offer was too low to bring them up to what we were targeting. Given the current market and mortgage rates, we were pleased with the result. I think the timeframe was 3-4 weeks which, again given the market at the time, was very good with avergae sales periods being 8+ weeks. Dianna is very much a straight talker and is honest in how she sees the market which as a seller is what you need. Other agents may gild the lilly to get your listing by implying a higher price is easily achievable which gives you a false expectation. Finally I'd like to note that my squash friend Steve Garner recommended and introduced me to Dianna.
