I found value in the other reviews here and could discern from patterns that Martin was going to be the agent I needed, including and especially in respect of all-important negotiation skills. In a final pressured run to the finish line, he was indeed the agent I needed, getting the job done when I was perilously close to losing the property I was under contract for - and getting across the line was, in the words of the agent for my next property "very very rare". I even appreciated his fair and realistic appraisal at the outset, preferring realism to being talked up and inevitably talked down as can happen (not that his appraisal under-pitched at all, just didn't blow smoke to get the contract). Nice chap too. Would deal again, but I'm out of his jurisdiction now (because I got the property!)

From our first contact with Nemone she kept us regularly informed and explained the process clearly. She was very knowledgeable of all details of the selling process and had very helpful suggestions in presenting the house at its best. She met with us weekly and regularly by text to give us the feedback and helped us making good decisions in regards to the sale. We think that her suggestion of getting the house staged helped greatly in the presentation of the property to the market. We know she also was in regular contact with potential buyers which we are sure lead to the successful outcome. We were impressed at the outset by Ralph's knowledge of what was happening in our area, his understanding about our house being a little special and his integrity. He was detailed and helpful in his presentation, and readily available throughout the process, to listen and answer questions. Ralph's focused and friendly approach and his obvious expertise put us at ease with the process right from the start. Our house sold quite quickly and Ralph's planning and great communication skills meant we knew exactly what was going on all the time. As a family we were reluctant vendors of the Waikanae property our mother had called home for more than 30 years. Ralph and the team at Bayleys showed sensitivity and respect for what we were going through, whilst ensuring we had all the information and advice we needed to make sound decisions. They took us through every step - from the initial picture of the market, with reliable data and relevant scenarios, to guidance and cooperation on presenting the property to potential buyers, to excellent engagement on the marketing plan and regular updates on Open Home numbers and feedback, and finally to the presentation of the offers. [I reckon we could've done with a drumroll when you opened the envelopes though… might have added to the suspense.] We were included at every step, informed but not overwhelmed. Ralph and the team made sure we actually enjoyed the sale process, with the right mix of professionalism and the odd bit of well-judged humour to keep us on track.
