Large Shed and Family Home in Redwood Valley

Our motivated vendors want to sell this truly special and versatile home. The combination of lovely gardens, spacious and unique living spaces, make it an ideal choice for families or downsizers from larger properties looking for a serene and flexible lifestyle. The location of the property is also a major highlight, with its convenient proximity to Richmond and schools, while still offering a private and peaceful setting. Only 20 minutes from Nelson Airport makes this a convenient spot for the person that needs to work out of town. The tree lined drive and established gardens create a welcoming entrance and the tranquil pond is a beautiful feature that provides a peaceful retreat to enjoy. Fully landscaped with native plantings the garden has been designed for low maintenance. Originally built as the owner builder's forever home, this home was constructed to a high specification and the split level design adds interest to the interior. The fully self contained master suite boasts a super size walk in robe with separate access to its own outdoor deck area creating a private sanctuary for parents. Four cosy, spacious bedrooms offer plenty of relaxation space. One of which is currently set up as a study/library, perfect to retreat to with a book or undertake work from home duties. Decking around the home is perfect for outdoor living or entertaining family and friends and the rural vistas from every aspect add to the peaceful and serene atmosphere of the property. Complimenting the home is a separate studio built from cedar with a lovely veranda complete with an ensuite. This is ideal for older family members, guests, or as a work from home office. Close to the house is a partially enclosed cedar double carport with room for firewood storage. At the entrance to the property is a large workshop/garage (approximately 120 sqm) sufficient for four cars or as a blank canvas space to serve your needs and desires.

A Difficult Sale Made Harder: Client Advocacy and Communication Need Improvement

These are challenging times to sell, especially with demanding buyers. However, as clients, we expect our agent to work in our best interests rather than give in to undue buyer pressure. While communication was inconsistent and we often had to chase for updates, we also felt the agent focused more on the buyer's priorities and became defensive when reminded he worked for us. The buyer’s last-minute price reduction attempt on settlement day was poorly handled by the agent, causing higher solicitor fees. The agent tried to pressured us to accept the buyer's demands despite meeting our contractual obligations, which was disproved when the buyer failed to achieve a further price reduction. A more client-focused and proactive approach would have been a more equitable process that honored all parties involved.
