As Julian will attest, we were not really on board with selling to a developer. Initially we accepted that development was inevitable at some point in the future with or without our sale. Given the nature of development and impacts of the neighboring property being a construction site for 2 or more years we had to accept that we would be better off selling. Initial deal was at a price that we accepted was reasonable given the market. Unfortunately this fell through. Julian maintained his efforts to get a deal for 16 and also for us. When faced with another offer it was quite frankly at a price that could not be entertained. Julian worked hard to get us a better price which in the end we accepted he had done albeit $100K less than the previous. At this stage we were quite frankly getting fed up with the way the negotiation had gone and just wanted to see the exercise end. One day before the deal was to go unconditional we were advised that the developer could not make it work and were asked to further reduce our price by a very precise number. Clearly this was just a typical negotiation tactic but in order to close the deal we proposed a lesser reduction that was only valid for 24 hrs. This was accepted and the deal closed as unconditional at the slightly reduced price. It was no doubt due to Julian's tenacity and hard work that this was achieved.
