Right from the start Himanshu did everything he said he would. All deadlines were met. Although a buyer was found in a short two week period Himanshu continued negotiate a more attractive outcome. Four potential buyers were encouraged to make an offer thus placing them in a competitive situation to maximize the offers made, providing a price close to were we were hoping for. The house was a rental and the tenant gave notice to leave in the minimum time period. Himanshu pushed the top buyer to increase the price and bring forward settlement date to reduce the period we no longer received rent. He also maintained negotiations with the other potential buyers and resulted in a far better offer being made by a another buyer with no condition included. As a consequence he placed me in a advantaged position of being able to reject the first offer when the Building Report indicated a potential problem which would have resulted in settlement delays and potential cancellation.
