He never sat back waiting for buyers to come to him - he was actively advertising and getting feet through the door - not just during open homes, but with private viewings as well. While he had an initial plan, he remained on top of things and was pro-active in adjusting the plan as he needed to - and it delivered the sale in a very tough market.
