Patrick's advice and predictions were spot on, as the house and section was left in a state that was not acceptable (in my eyes anyway) I asked the question on how much he thought would need to be spent on the house to bring it up to a standard that would help get people through the door without over capitalizing on a solid but untidy house. We could have done what was required for what Patrick suggested but as we got into the cleanup phase we decided to do a bit more mostly because I believed it was the right thing to do. We were very happy with Patrick's communications, continual updates and ongoing guidance from start to finish. Patrick agreed that the purchase price could have been better however on the day we all felt we had reached the limit for a quick clean deal and that turned out to be the case.
