Hard to believe it is April 2026 already. The last 3 months of 2025 were strong on volume of sales. Prices are flat but we are seeing multiple offers on lots of well presented and well priced homes selling quickly. So far in 2026 there has been the usual influx of new listings, this has been met with strong sales volumes at the same time so it is a very even market. With the OCR staying at 3.25 the market has begun to get much more active as it does each summer. While I am expecting prices to remain relatively flat for the rest of 2026, activity is definitely picking up as confidence quietly returns and we hope for further improvement. First Home Buyers are strongly prevalent as we head into Autumn. This is all contingent on the War in Iran stopping, not escalating further, hopefully sooner rather than later and if that drags on your guess is as good as mine.
AS ALWAYS, Properties that are well priced and well presented are most often selling with multiple offers and very quickly, those with "issues" are sitting for longer. Banks are keen to lend, while interest rates should plateau as all banks have slightly raised most rates. First Home Buyers are out in massive numbers and when they buy the second home movers start up usually. I expect the Market to remain steady for the foreseeable, not going nuts as clearly times are tough and people are being very careful with their spending, that includes housing.
