My property had a lot of renovations done in last 10 years. So expectation was that this would be recognized in the sale price. But difficult to set a value so decided to use auction pathway. Turned out to be perfect strategy as after only 3 weeks market exposure a sale was concluded. Price was above RV which was also the hoped for result. Karl knows his market here in Rotorua with a solid pre-marketing appraisal and summary of expectations going forward, especially with the project we asked him to market & sell. Getting a contract in place at the listed asking price and also having a "back-up" offer whilst continuing to field inquires speaks well for his knowledge and market experience. Karl also stepped forward assisting with a tenancy issue at changeover to ensure all went as agreed and planned with a successful conclusion being achieved for all those directly involved.

The property was 2 dwellings (both rentals) on one title and one of those houses was over 100 yrs old and in need of maintenance. 30 years of ownership and time to let them go. Karl recommended the auction process, and I must admit I was a little doubtful. Karl commented that the residential market was depressed, but there was a limited amount of investor activity. After 4 weeks of marketing, we had 5 active bidders either on phone or in the room. The opening bid had me cringe and was way way below the reserve price. Ultimately sold just above the reserve, under the hammer, after 38 bids (none from the auctioneer on the vendors behalf) with one very happy vendor. Thanks for all the guidance Karl. We were initially searching for a house in a different area. Every week, we visited open homes and looked through nearly 50 properties, but none of them truly felt like “the one.” Then, one day, we decided to check out a lifestyle property a little further out of town. That was when we first met Carolyn. Her way of talking about the benefits of living in the countryside came from her own experience, and her words really resonated with us—especially because we ourselves had lived in the countryside back in Japan.
