What's around 188 Te Puna Road

Opportunity knocks in Te Puna

Set along sought-after Te Puna Road, this 1950s bungalow is a canvas waiting for its next chapter, rich in character, generous in scale, and primed for transformation. Inside, the home carries the charm of its era, with high stud features enhancing the sense of space. The kitchen is spacious and practical, finished with tongue and groove ceilings that add a layer of warmth and subtle character, while the two-bedroom and one bathroom layout provides a solid foundation to build upon. This is not a home hiding its story, an additiona room has already been stripped back to framing, offering a clear headstart for renovation and the chance to create something truly your own. A covered verandah extends the living footprint creating additional space, while heating is taken care of with both a heat pump and a solid fuel heater for year-round comfort. Outside is where the property truly stands apart — a substantial workshop of approximately 200sqm, previously utilised for cabinetry, complete with sink, basin, and toilet facilities. Separate office space adds further flexibility, creating a rare opportunity for tradies, hobbyists, or those seeking a work-from-home base with genuine capability. Located near Te Puna Primary School and within a fast-growing corridor, the location continues to gain momentum as the Northern Link progresses, quietly strengthening future demand. Yes, the home shows its age but beneath the surface lies opportunity. This is a property for those who can see beyond the present and recognise the value in what it can become.

Hard dealing w/ vendor, was only so much agent could do.vendor & agent, very frustrating & stressful

We have been quite disappointed with the way some things were handled. There were several issues that we feel should have been properly checked before we moved in.On our first day, the heat pump was very dirty and was not working properly because it was blocked. We were freezing in the house, which was especially difficult as first-home buyers.A couple of days later,we also experienced an electricity issue where the power was cut off for several days until an electrician came and fixed the problem. The HRV is another concern. The filter warning light has still been flashing,we discovered that the filter had not even been changed. We feel these basic checks should have been completed before or around the time we moved into the property. As first-home buyers, this was a very special and important milestone for our family. We honestly expected a little more support and care from our agent throughout the settlement and handover process. We had even imagined having a simple family photo in front of the billboard and perhaps receiving a small gesture, such as flowers or chocolates, on settlement day to mark such an important occasion. When a bottle of bubbles was eventually brought to us about a week later, we appreciated the gesture, but by that point,we were already feeling quite disappointed about our overall experience. We have tried not to complain too much and understand that buying a property is also a learning experience. However, the combination of these issues has made what should have been an exciting and memorable first-home experience quite stressful and, honestly, somewhat traumatic for us.Most of all, we felt quite alone after the pre-settlement inspection was completed. We understand that once settlement is finished, there are limits to what an agent can do.We also found it difficult dealing with the vendor, being caught between the vendor and the agent while trying to resolve these issues ourselves was very frustrating and stressful.

Helpful, informative and nothing was too much trouble for Stu

We couldn’t have asked for a better real estate agent than Stu. From start to finish, he was incredibly helpful, knowledgeable and thorough. Nothing was ever too much trouble, and he was always willing to go the extra mile to help with anything we needed. Stu kept us informed throughout the entire process, explained everything clearly, and was always kind, approachable and professional. We always felt like we were in safe hands and that our best interests were genuinely being looked after. Selling a property can be stressful, but Stu made the whole process so much easier. His knowledge, communication and attention to detail were exceptional, and we’re incredibly grateful for all the work he put in. We would absolutely recommend Stu to anyone looking for an agent. He’s a genuinely great guy and an excellent real estate agent. Thank you, Stu, for everything!
