The villa, the land, the lifestyle

OPEN HOME FOR SUNDAY 5TH JULY HAS BEEN CANCELLED! Set across 1.18 hectares (more or less) of flat, usable land, this 1915 villa carries the quiet confidence of something that has stood the test of time. Character reveals itself gently; soaring 3.5 metre stud ceilings, stained glass catching the light, and fireplaces that invite slow, cosy winter evenings. A home of quiet comfort and enduring charm. Inside offers three bedrooms and a family bathroom, with thoughtful updates over time; enough for comfort without losing the home’s soul. It is evident that wiring, plumbing, and repiling work has been carried out progressively over time. There’s space here to shape, restore, and add your own layer, which is where the opportunity lies. Beyond the villa, the property unfolds in a much more expansive way. This isn’t simply a home with extra land; it’s a property with purpose. The grounds feel private and sheltered, fully fenced for young children and pets. On arrival, the driveway makes an impression of its own; in summer, hydrangeas line the approach in full bloom, creating a soft, colourful welcome. Through the seasons, daffodils and cherry blossoms in spring give way to layers of greenery and colour. The infrastructure supports a completely different way of living; one that leans into self-sufficiency, creativity, and productivity. A substantial greenhouse sits as a centrepiece, while a collection of versatile sheds and workspaces offer flexibility for projects, storage, or business use. An additional outdoor room adds further possibility, ideal as a home office or studio, equipped with its own toilet facilities. The land is divided into well-laid-out paddocks, entirely usable. Established fruit trees and a small orchard are complemented by two large walnut trees and maturing native plantings. It’s the kind of setting where children can climb trees, explore, and grow up connected to the outdoors, with the option for sheep to remain and continue the character of lifestyle living. Native birdsong carries through the trees, grounding the property in the rhythm of the seasons; growth, harvest, rest, repeat. All of this, while still enjoying the convenience of a well-connected location. With close proximity to the University, approximately 4 minutes to Hillcrest and 10 minutes from the city centre, you’re never far from what matters. Zoned for well-regarded schooling, including Newstead Model School, Silverdale Normal School, Berkley Normal Middle School and Hillcrest High School, the setting offers both lifestyle and long-term practicality for families. Here, the next chapter hasn’t been written yet…and that’s exactly the point. LIM report available upon request. Contact Jaime or Amy for further information.

Went the extra mile!!!

Jaime and Ellyse have been amazing to deal with during the sale of our property. From the moment we met with them they showed an ability to think outside the square, a drive to get results and an ability to come up with a successful marketing plan, while being sensitive to the fact that we had a giant amount of work to do to be ready to go to market. They were incredibly helpful in supporting us to figure out what to prioritise to be market ready, and supportive throughout the campaign. The marketing was brilliant, bringing in alot of potential buyers, and allowing us to sell quickly, and to secure another home that we had a subject to sale offer on. I would be more than happy to recommend them, if you want agents that will really listen to your needs, and work for your best interests, look no further!

Brilliant advocate for her clients

Amy worked alongside Jaime and Ellyse Snell to sell our property. Her knowledge of rural properties in the Waikato was invaluable, and she worked hard to help market the property to demonstrate it's unique features. When there were a few bumps in the road with the sale her and Jaime were great at smoothing these out and protecting us from stress. Her negotiating was great and advocacy for her clients second to none. I wouldn't hesitate to recommend her services. We managed to secure our dream place in Northland and move in the timeframe we hoped to, due to the agent's hard work getting a pre-auction offer across the line, after only a couple of weeks on the market, in Winter!
