Opportunity for improvement

Ryan sold my apartment after 3 months on the market, at the very end of the agency period. Initial engagement was good with just few minor instances of him not doing what he said he would. However when it came to the pointy end of the contract and negotiation on an offer in the final hour, I felt that Ryan was working for the buyer and - due to an error by Ray White which saw a clause left out of the contract - I was being pressured to compromise. I accepted the offer below price expectation on the basis of Ryan having told me an identical apartment in the building (5 floors lower; my apartment was penthouse level) sold for $40k less than my offer. That apartment sale was the key data point and price indicator for me in decision making and Ryan repeatedly referred to it. I also accepted the offer as I felt an obligation to ensure Ryan didn’t walk away empty handed. I discovered on settlement day that the other apartment did not sell for $40k less than mine, but only $5k less. When I raised the discrepancy with Ryan, he was adamant the other property had NOT sold for the cheaper price that he had originally advised and repeatedly referenced. Giving him the benefit of the doubt and assuming he didn’t deliberately mislead me from the outset, his response indicated that he had discovered it sold for a higher price at some point and chose not to disclose this to me. In my view, Ryan didn’t do the right thing and correct what he got wrong. Adding to this, also on settlement date I discovered from public records another apartment in the building with a similar layout to mine a few floors down sold 4 months prior and at no time was this disclosed as a relevant comparative sale. Both sales were very relevant and would have significantly influenced decisions on my selling price. I engaged with Ryan about this issue before writing this review. Time was taken to ‘investigate’ but his response addressed very few of my points. Sharing my experience for others to judge.

Great outcome

Very professional and kept me well informed with what was going on. Fantastic marketing strategy that got a great price for the property. Much more than I thought. I found Grant very easy to deal with and he made the journey a lot easier for the whole family. I would recommend him to anyone who is wanting to sell?

Personable and strategic

Selling/buying property can be very daunting, but with an agent like Dominic, you can feel at ease. He and his partner Ady are very experienced and presented strategies that works for you and your property. They also provided regular updates on the progress of your property and relevant information in the market to help you make the best decision to move forward. If there were a Ten Star Rating, I would have given Grant Ten Stars!

We got caught in the Maori Ground Rent Debacle! We sold the unit for less than the price of a push bike. Grant Elliott was the difference that made a difference! He was so professional, so compassionate and he gave us the full platinum service. Kept us in the loop with his marketing and promotional outcomes. Liased with the solicitor. Was able to meet the additional compliance rigmarole associated with this terrible transaction. He could not have given us better service if it was $10M transaction. He is an amazing human being! And a consummate professional!

Dominic took all the stress out of what clearly would have been a very challenging sale

Dominic was privately recommended to me as an easy to deal with and supportive real estate agent and this proved to be the case. Right from the start he was clear about what to expect and the realities of reaching a sale price close to my expectations. He maintained a clear and concise line of communication by email and phone which was more than adequate considering I was unable to travel to meet him in person. Importantly he also communicated well with my tenants and gained their confidence and trust to enable photos for marketing purposes to be taken and to run open homes. Many thanks Dominic for ensuring my goal of selling the apartment at a price close to my expectation was met while ensuring it was not a drawn out but stress free experience.
