Overview

When Location and ROI Matter

593.0961 hectares. This well-developed sheep and beef operation has undergone significant investment and development since 2019, with a clear focus on improving pasture quality, stock performance and overall farm productivity. Located on the corner of Mahinerangi Road and Lee Flat Road, the property is 28 km from Outram and 55 km from Dunedin City. The property is predominantly north to north-west facing and benefits from a favourable contour profile, with approximately 37 hectares of established forestry and shelter plantings, and a well-developed network of tracks, lanes and farm infrastructure. Currently operated as an intensive breeding and finishing unit, the farming system is focused on maximising kilograms of meat produced per hectare through high-quality pastures, younger grass and approximately 70 hectares of clover-based forage crops. The property winters around 3,236 ewes and 1,140 hoggets, including approximately 920 in-lamb hoggets, while also carrying trading cattle and supporting stock classes. Originally two separate holdings, Hillcroft (329.8ha) and Pinelee (263.2ha) now operate as one efficient farming unit linked by common boundaries and access lanes. Both properties are well improved, with Hillcroft featuring the more modern homestead, established grounds, implement sheds and a quality three-stand woolshed. Pinelee provides a comfortable second dwelling and is home to the property’s main operational woolshed including covered sheep yards and cattle yards. A combination of productive pastures, substantial development, quality infrastructure, scale and proven livestock performance presents an opportunity to secure a well-developed breeding and finishing unit that has consistently increased production year on year.
