Very good local knowledge with the property location, always give vendor the useful and transparent information to highlight what's happening from the buyer's response. And understand what the vendor's expectation and stand with that point. It took only 1-2 weeks to complete the PA from the agent which was proved his sales and negotiational ability in between the buyer and vendor.
