I had been meaning to put my property on the market for a long time and Thomas from WKB Real Estate was very patient and understanding about the 12 month delay in doing so. Once I had made the firm decision to sell, Thomas provided a brochure detailing costs, recent sales in local area, current market trends and a suggested price range. My price expectation was in the middle of the price range provided by Thomas. An open home was held very soon after listing the property and the eventual buyer was one of the attendee's to the first open home. There was also a second offer from the second home showing. Thomas was always very polite, very respectful, very helpful and his excellent personality (not at all demanding or pushy) and his real estate experience (especially in the area I was selling) resulted in a quick sale for a price I was very happy with. The settlement and handover was seamless and no problem at all. It is important to secure an agent that actually listens to what you're saying rather than one who prefers to go off on their 'own tangent". Thomas listens well. 結論から先に申し上げると、不動産エージェントは、地元に精通したKiwiの方が良く、中でも、Thomasは、超お勧めです。 日本人がNew Zealandで家を売る時、多くの人は、日本人の不動産エージェントを選ぶと思います。 理由は幾つかありますが、一番は言葉の壁で、次いで、家の購入時に世話になった事や、”村社会”での付き合い関係が挙げられます。 我々も、当初は大手不動産会社の日本人エージェントに任せる積りで打合せを重ねました。しかし、彼らは慎重なのか、販売目標価格を抑え気味に話を進めます。具体的に言えば、ＲＶ(固定資産税評価額)前後の価格で成約を目指すと言います。 それと、大手不動産会社は販売手数料が高く、マーケティング(広告費)費用、オークション費用など諸費用も高いです。 大手不動産会社が良いとは限りません。彼ら曰く、わが社はエージェントだけで数百人居ます。その販売網は凄いですよ！我々の会社に任せてください。これが、彼らの殺し文句です。 しかし、肝心な事は、エージェント本人の熱意です。彼らは大手不動産会社に胡座をかき、熱意の無いエージェントは駄目です。 我々は、前回に懲り、今回は慎重にエージェント選びをしました。そして、最終的にThomas Knigthを選びました。彼は若いが、仕事に一生懸命に取り組みます。そして、彼はベストを尽くします。 我が家の場合、販売目標価格をＲＶより一割以上高く設定し、かつ、販売手数料は安いです。マーケティング費用なども不要です。コマーシャル用動画は、彼が無料で作りアップロードしました。 大手不動産会社に比べると、販売価格は高く、経費は安いです。従いまして、上下で大きな開きが出ました。 我々は、我が家の販売をThomasに任せて良かったと思っています。

Once again Thomas has come up trumps, selling another property for my wife and I shortly after listing. He sure knows his profession and is always courteous and friendly, and listens to our requirements.

My wife and I cannot speak highly enough of the services of Mr. Thomas Knight, of the long-established local company of Whittle Knight and Boatwood, located at the corner of Clyde and Riccarton Roads. He is a third-generation member of the firm’s sales team. The managing directors have over eighty years of experience between them. Mr. Knight is very pleasant to deal with and an excellent communicator. He is conscientious, hard-working, sensitive to the feelings and needs of both his clients and the buyers, and has a very good overview of the market. After a first visit with sales assistant Anna Derkach, he gave us a copy of his professional personal appraisal report - a top-quality booklet printed in colour and illustrated with her photographs. The eventual sale price was very close to the estimate in his appraisal. Advertising by his firm is free of charge, and their commission is lower than that of most other agents. He advertised our home in colour in The Press on Saturdays, in the Realtor Weekly Magazine, on three websites and in his own database, in order to alert investors and property management clients. Each week he changed the presentation on Trade Me and in The Realtor. Mr. Knight is a skilled photographer. His photos of the house's interior and exterior, together with his video, which included aerial shots from his drone to show its general location, accompanied his description of it on Trade Me and attracted 3,623 viewings. He advised us how to present the place and raised an 1.8m by 1.2m street sign with four photos and a description. He found a buyer in five weeks after 6 open homes.
