My parent's 100 year old deceased estate bought 50 years ago was a little time capsule. So starting out on the sale process we wanted someone with empathy and understanding for what my parents home was and could be to the right buyer. While other real estate agents all suggested painting ceilings, remodelling kitchens, staging with modern furniture and generally spending a fortune Sarah and Julie were the exceptional exception from the moment we met them. Standing in the front doorway their first words were, "You don't see them like this anymore, don't you change a thing." Geometric brown and orange wallpapers, old style couches with matching upholstery, warped skirting, paint on sash windows that had seen better days, their advice shone through as genuine and authentic. They fully appreciated what they were looking at and told us to leave everything as it is. Do not pretend to be anything other than what you are. Our biggest pre photography task was making sure all the light bulbs went. By the end of their photo and drone shoot the house looked amazing, warts and all. Their communications were regular and informative and their advise invaluable the whole way through. When questioned they had convincing, rational reasons justifying their approach. Their experience, not just in presenting the house but in their ongoing marketing strategy, their communication and their advice on whether to accept an increased offer or push for more was flawless. Shaken hands were soon replaced with hugs and I sincerely couldn't recommend any Real Estate Agent more than Sarah and Julie. A fantastic team that I felt an integral part of. We responded to a recommendation about the outstanding care and attention these 2 women offered in the sale of a friend's house. Our initial meeting was lively and very enjoyable and we came away with a very comprehensive brochure and a couple of days later received a video of the property. All looking very attractive. We had a tall order - a quick sale at a good price, while accommodating the tenant who'd been in the property for about a year and was well settled. There were also some repairs we were hoping would wait for the new owner. The property went on the market in December and there were 2 viewings. Before the third, a keen buyer had met the tenant, assured her that he would continue her tenancy, made an unconditional offer and said not to worry about the work needing to be done - he'd do it himself! Sarah, Julie and Winnie were fantastic to deal with. They were always very honest and direct about the current state of the market, and made sure that we had realistic expectations from the outset. They then managed to exceed our price expectations, and got us a great offer much faster than we expected. They were also lovely people to work with and were very patient in answering all of our questions. We learned a lot. We'll use them any time we need to sell in the future, and would highly recommend them to sell your property.

The key to the success of this proprety purchase was the level of communication between the agents and the buyer(s) - in this case the buyer was a charitable trust. That doesn'r mean we were inundated with emails, texts and phone calls. It means we received a level of communication that was appropriate, timely and helpful. This was particularly important when I had to reach out for agreement from the other trustees, some overseas at the time, at various points in the process. Sarah knew we had our own process, and didn't push when it took whatever time it did. However, she always contacted me whenever something important was happening, such as when a prior offer fell over, and we had the opportunity to investigate the property in more depth, review our options and make one ourselves. Again there was no unnecessary pressure here. Another very helpful aspect of communication was the quality of information provided. This was a house of 100 years plus, which understandably had been altered and updated. Unhelpfully, when we checked the property bag at Auckland Council for consents and such-like, we found the bag completely empty. We were a bit dumbfounded, but some outstanding detective work by Julie (including marketing campaigns from prior sales and aerial shots of the house going back to the 1940's!) reassured us that we weren't putting the trust at any risk. After reassuring myself, I forwarded that remarkable piece of work to our lawyer for his information, and he commented on its quality and said he was going to add the name to his list of agents to use in th future. So thank you Sarah and Julie, for a real quality job, and keeping the stress levels (for me anyway) at an absolute minimum. We are delighted with our purchase.
