Good Sales skill and Communication Skill

We have been searching for our first home for more than a year and missed a few actions too. As a first home buyer, we have been facing a lot of challenges such as getting to know about the market, pricing, loans, understanding reports, house inspections, negotiations, location, offers, multi-offer, etc... Even though we had done an enormous homework, when it came to a price negotiation, we were struggling and were not quite sure how to proceed to secure a house. we lost houses even though they were under our budget. It was quite frustrating when we lost the auctions or our offer was not considered, and we felt we were missing something. Later we realized that is the proper guidance. It was a quiet relief when we got Nick's contact. Nick guided us in the right direction in terms of pricing, and negotiation, handling multi-offer situations and finally, we got our first home. Happy about our first home purchase. Nick explained to us about sales and purchase agreements step by step and the significance of each term. When it comes to price negotiation, Nick did a fantastic job about how to put the best offer to create a win-win situation. He followed up to resolve the issues and worked for the best resolution. He communicated with the vendor's agent and helped to arrange everything at the right time, he himself presented during the visits and house inspection too. Everybody's situation will be different in terms of buying a home, particularly the first home. Nick has good knowledge and experience in the property market and its processes. Nick acted as my agent during my first home purchase. He took the time to speak with me first, get an idea of what I wanted in a first home. He was very knowledgeable about the central Auckland market and able to advise on the properties I was vetting via TradeMe/OneRoof ads. He was always very responsive via text/call, which was extremely helpful during the entire process. Checked in often and relayed communications promptly to make sure things were ticking along. Great to have an agent run negotiations on your behalf, especially as a first home buyer against vendor developers, and even helped with due diligence where possible. He was also a great source of other contacts, e.g., building inspectors, blinds, who have also been great, so very pleased that he was a 'one-stop shop', in that way. No hesitation in recommending Nick. He'd be my first port of contact if I ever dipped my toe in the property market again.

I remember when we first met Nick Patel at a house we didn’t know if we could afford and wasn’t at all what we wanted. We didn’t have any connection to them, just window shopping really. We didn’t know if we should even buy a house, or even if we had a right to dream about what we want because we were worried about our finances. Nick Patel changed all of that. We realized we didn’t have anyone managing our finances or looking at what loans we could afford. Nick introduced us to Mortgage Broker who significantly changed our lives and allowed us to dream again. Once we had our finances in order and a budget to work with, Nick Patel helped us to dream again. It was phenomenal – we gave a HUGE laundry list that was essential if we were going to invest in a house. Nick Patel didn’t even blink – he found us at least a dozen properties or more that fit right into what we wanted and helped us navigate few real estate websites and look at other possible properties like pros. We felt like a team! We found our dream property and just as we were leaving the listing agent was there and Nick Patel got the information from that agent that was pivotal to negotiations to get the price to exactly what we could afford – and have the sellers pay for closing costs! Even during the closing process when we found another potential home – Nick Patel was thorough in taking our interest seriously and gave us reliable information to move forward with the house we originally decided on. It turned out the other house was a hidden nightmare! Thank goodness Nick Patel caught that. All in all, now that we’ve moved in and renovated – Nick Patel still shares excitement in our before and after pictures and feels more like a trusted friend than just another real estate agent. We couldn’t be more happy with the service we received from Nick Patel and will definitely recommend them to everyone we know!
