When it comes to selling one's house, I have two rules of thumb: 1. Use a very experienced real estate agent; 2. Don't use the cheapest - use the best. Mary ticked both of these boxes with capital ticks (if there is such a thing). We bought a house subject to selling ours; had 2 weeks to get ours ready for listing; listed it on 21 July and Mary had it sold at the auction 10 days later on 31 July (due to a pre-auction offer bringing it forward) for more than the top end of her expected price range.
