Luke - what a Legend!

Selling in a challenging market wasn't easy, but from day one, Luke had a clear strategy and the confidence to back it up. The level of interest he generated was incredible. Our open homes were buzzing, with crowds through every weekend. Looking back I can see just how tough the market was at the time, and how well Luke performed in those conditions. What I appreciated most was that he never sugar-coated the reality of the market or told me what I wanted to hear. He was professional, proactive and kept me informed throughout the entire process. Most importantly, he worked incredibly hard to attract buyers and create every opportunity for a strong result. With the benefit of hindsight, I genuinely believe we achieved the best outcome available in the market at the time. Selling a home is an emotional process and I have a real appreciation for the effort, expertise and commitment Luke brought to the campaign. I wouldn't hesitate to recommend him to anyone looking to sell their home.

I came across Luke when he sold a house similar to mine a couple of door down earlier in the year. I should perhaps have been concerned when during the appraisal and listing process he claimed that the buyer paid his commission, about $50k. He also tried to get an extra $6k for marketing, without mentioning that it was not compulsory for the sale to proceed. One of my main stipulations for the listing is that there had to be two people from the agency at any open home as there were a significant number of firearms stored at the address, he confirmed this would be done. My security cameras show that there was only one person on site for more than 50% of the open homes. The property was in good condition except for an appliance that did not work and although not specifically mentioned in the chattels Luke was aware that it was not functioning. Once the sale was complete the seller with held about $4k for the replacement of the appliance. It turns out that Luke had not told anyone that it was not working so they all assumed it was. Additionally this confusion could have been prevented had Luke been far more aware of the conditions in a standard sale and purchase contract and had taken steps to ensure it was completed correctly in the first instance. It would be fair to say that Luke is not detail oriented. During the price negotiation I had to endure the normal trying to talk me down to a price, he was obviously just looking for a pay day. Once the sale was complete both mu solicitor and myself approached him for payment of the $4k as it was his inaction that was directly attributable to the with hold. He just did not reply to any communication. The good part of the experience is that Ray White Wynyard Quarter became involved and they ended up paying the $4k. I look at the amount of money these agents make and expect a professional service, on this transaction that simply did not happen. Don't know if he left RW or was pushed.

Positive, Hard Working and Will Get Your Property Sold

Luke Crockford was easy to deal with, always positive, and helped get our property sold in a subdued market. Luke was always happy to meet and talk through his strategy for selling our place and we always felt informed about what was happening. After our property didn’t meet reserve at the auction, Luke secured an offer which we were really happy with. Luke worked really hard through the marketing and sale of our property. It was a tricky time for the market, with many places not selling, but Luke made every effort to get our place sold - and succeeded ⭐️ Luke knows the local market well, and we’d recommend him without hesitation if you’re wanting to buy or sell a property.

We recently purchased one of Lukes listings after a 6 month period of looking. We'd seen a couple of Lukes listings and always found him to be open, chatty and engaging with the buyers but maintaining a high level of professionalism. During the buying process of Farrar Street Luke was easy to reach out to, quick with information and was more than accommodating when arranging visits and inspections. We have experienced many agents in a number of suburbs, east and west, and Luke would stand out against many that put in no effort, don't engage with buyers and expect properties to sell themselves. We pulled out of the buying process 3 days before the auction but Luke showed determination, creativity and commitment to the vendors by doing something a little creative that got us back into the process. If it wasn't for that little bit of creative genius, we would not have showed up to the auction and purchased a house we love. The video message he sent was not only brilliant in the timing, but it was based off some of the things we loved during the open homes showing he knew how to get us "back in the game". I wouldn't hesitate to recommend Luke as an honest agent to buy from, and I am sure the vendors would have been pleased they had Luke selling. I would certainly be calling Luke if we were to sell our new home, his understanding of the local market and his creativity in the sales process would give me confidence of achieving a great outcome.
