Our house was a well looked after rental, in a good location, on a site that had good potential for developers. The house had some good features, such as some large rooms, and was fundamentally sound. On the downside, the weatherboard exterior required repainting and some minor repairs in the relatively near future. Also, the outbuildings had basically passed their used-by date. Kyle also had to manage our somewhat high expectations as to price! He elected to start the process with an auction and took us through the whole process, making us aware of the possible outcomes from the initial auction. In the event, the auction was a bit anti-climactic for us - one actual bid which was hopelessly low. However, as Kyle had predicted, it did manage to flush out a few other interested parties. During his negotiations in the next few days, Kyle managed to get us a total of five offers, which considering the initial interest, was a phenomenal effort! We accepted two of these (the main offer + a backup). Unfortunately the first offer fell through right at the last moment and it was the backup that finally purchased the property. That was a great outcome for us, but the downside was that there was quite a delay in the final settlement. It was during this latter period that Kyle really impressed us with his work ethic - he continued to hold open homes, arranged lawn mowing, numerous phone calls keeping us informed of progress etc Finally, my wife and I have made a few property transactions in the past and had a preferred land agent. He had since moved out of town, hence we used Kyle this time. Because of his efforts, he has now taken over the mantle of being our Preferred Agent for future transactions - he was great!
