My property was a monolithic town house which was very difficult for people to get Finance on and therefore difficult to sell. There was a lot of interest due to the price point. As offers fell over due to Finance he did research talking to mortgage brokers and other agents with experience with similar houses to identify the type of buyer that banks would lend too meaning that offers presented were more likely to be successful. He also talked to builders to understand potential issues and solutions for monolithic buildings. For the successful offer he was great at negotiating between me and the buyer so that we both got what we wanted and ensured the sale went through. He found solutions to problems that created stress. Gurvik goes the extra mile. I had moved away from the area so he kept the yard tidy for me when storms had moved things around and sprayed the weeds when they needed it. There were a couple of times where multi offers were in play. When the chosen offer fell over, the second buyer would be negotiated with and the offer was always higher than the original showing the work being done behind the scenes.
