Caleb is an intelligent, research-based estate agent. He knows how houses sell and employs solid marketing techniques and lots of persistent, consistent hard work for success. He listened to everything we had to say about why our house was special. He worked to leverage the USPs we talked about and listened to our thoughts on clever marketing ideas we'd seen at other open homes. He was open to all our suggestions and used them / added to them / politely explained why they wouldn't work in our case every time. He is not full of his own importance or his own personality, Caleb sells houses almost like a science. Caleb, Jonathon and Allanah are a team of excellent, prompt communicators. Not a single query or message from us went unanswered for more than 10 minutes (!), and open homes were followed by almost instantaneous reports. I expect buyers of our property experienced the same attentive, meticulous communication too. We met Caleb whilst trying to purchase a property he was marketing. We were one of 5 offers presented at the deadline. We were not successful, but we were impressed with how he'd worked with us. Went it came for us to sell we wanted his expertise on our side. His appraisal was realistic and thorough. He gave us great advice on how to prepare our property and paperwork to maximise chances of a strong, unconditional offer from potential buyers. His fees/pricing are fair, offer choice and are market competitive. He and his team successfully negotiated ALL four of our potential buyers to unconditional offers, within a shortened (less than 2 weeks) time frame. Ultimately we achieved a purchase price higher than we'd hoped and higher than any other agent had got close to predicting. This is slightly down to luck, but even the 2nd-running offer from our buyers was at the absolute top bracket of our hopes for our house sale price.
