Seller Best Interests - Until SOLD!
From the start Dee had our interests as sellers as her number 1 priority.
Pre-Appraisal
I interviewed Dee along with 3 other agents to get a feel for their style, professionalism, and their belief in obtaining the best price. I also considered the commission not that it was the only deciding factor. Dee ticked all the boxes, from market knowledge of comparative sales, advice for staging for optimal presentation and other factors such as tips on general tidiness and presenting the property well.
Appraisal
Dee’s property and price appraisal was bang on what I thought the property would go for. The range was quite wide but interestingly the end sale price was within $10k of the median point within the range. Given the dynamic market this was very good.
Preparation for market
I leveraged Dee’s local market knowledge on what buyers were looking for. Not being in the area meant Dee could assist in arranging the staging, some cleaning, photography and liaising with the neighbour as well. All this assisted greatly in bringing to the market an immaculately presented property. The pics were amazing.
Marketing
Given the photos and video clip were such a high quality, the marketing package really boosted advertising and Trademe for instance had a significant volume of views. This helped spread the news to generate maximum buyer interest.
Sale Negotiation
Dee managed to bring 6 offers to the table with the last offer being the most tempting as it was cash and above asking price. Dee pushed to maximize the offer and with a small amount of backward and forward we came to an agreement and successful sale.
Summary
In conclusion Dee is an awesome communicator and a real professional. She is also a lovely person to deal with.
