I considered two agents. The first was known more to my wife (not quite a friend) and seemed competent and professional. When we met, we went through the house and then she gave me the comparable listings and told me what she could sell if for and outlined the strategy. Tina was the second agent that I met with. We went through the house and we met the following day when she gave me comparable listings and told me what she could see it for - it was about $50k more than the first agent. I was a bit skeptical until she told me how we would sell if for this price. What she told me made a great deal of sense and it was clear at that point that she was the better choice. She sold me on the idea. Tina was always professional. We always met at my convenience and she was always prepared. She never led me astray in any way. The pictures that she had taken showed the house in best way. This, along with her plan of stating a beginning price, helped create a lot in immediate interest. In short, photos were taken on Monday, the house was listed on Tuesday and I accepted the offer on the following Monday. It took seven days, she sold it for a higher price that the other realtor said I could get and her commission was a bit less. What more can I say but FIVE STARS!
