Inconsistent communication and all comms done through Whatsapp

The only face to face meeting was done at the very start, then everything was through Whatsapp, it felt impersonal even though the agents lived around the corner from us. We would go up to 10 days without hearing from the agents, and then on two separate occasions they called us at 6:30pm on a Friday evening for a chat and an update. We received an offer (electronically on Whatsapp) which we replied to our agent back to with a counter offer, the agents called us and started the conversation with "are you happy with this buyer to walk away from this offer". It felt like a strong arm tactic to get us to accept the offer. Right from the beginning we told the agents that we wanted x amount in the hand after agents fees, to be able to afford to move. They told us they could 'sharpen the pencil' to make the deal better for us, and they could change their fees so we walk away with that x figure. When a lower offer came through, we reminded them of the x figure and they said "oh we thought you meant x figure was the lowest you would sell the house for, before agents fees". They either a) weren't listening to us, or b) something more sinister. When it came to the negotiating stage, they in fact did not sharpen the pencil, and didn't budge at all on their fees and we walked away with well below the x figure we told them about. After we had only a couple of people through the first open home, they immediately suggested we drop the asking price, that was their first strategy. The communication was very sporadic, for example they received interest from a buyer, they then jumped the gun and told us about it, got us all excited, sent us through the conditions from the buyer in a list on whatsapp (without an actual offer), then we didn't hear back from the agents for a number of days, and then they told us, that the buyer pulled out without making an offer. This was not a personalised service as they had told us they offered, we were just another number. We Do not recommend.

Our focus throughout was on working collaboratively to achieve a successful sale. As with many campaigns, there were differing views regarding marketing, buyer engagement, property access, communication and negotiation. While we did not always agree on the best course of action, we respected your decisions, worked within the agreed approach and remained committed to achieving the best possible outcome on your behalf. While we are disappointed by some of the statements made in this review, we remain comfortable that we acted professionally, ethically and in good faith throughout. We provided weekly marketing reports, communicated buyer feedback, delivered extensive marketing exposure and pursued every opportunity to bring qualified buyers to the table. Ultimately, we achieved a sale price in the centre of the $50,000 appraisal range presented prior to listing, demonstrating the accuracy of our market assessment and the effectiveness of the campaign. Given the property's unique characteristics and market conditions at the time, we believe this was a strong outcome.
