No, just don't do it. There are plenty of other agents.

I came across Luke when he sold a house similar to mine a couple of door down earlier in the year. I should perhaps have been concerned when during the appraisal and listing process he claimed that the buyer paid his commission, about $50k. He also tried to get an extra $6k for marketing, without mentioning that it was not compulsory for the sale to proceed. One of my main stipulations for the listing is that there had to be two people from the agency at any open home as there were a significant number of firearms stored at the address, he confirmed this would be done. My security cameras show that there was only one person on site for more than 50% of the open homes. The property was in good condition except for an appliance that did not work and although not specifically mentioned in the chattels Luke was aware that it was not functioning. Once the sale was complete the seller with held about $4k for the replacement of the appliance. It turns out that Luke had not told anyone that it was not working so they all assumed it was. Additionally this confusion could have been prevented had Luke been far more aware of the conditions in a standard sale and purchase contract and had taken steps to ensure it was completed correctly in the first instance. It would be fair to say that Luke is not detail oriented. During the price negotiation I had to endure the normal trying to talk me down to a price, he was obviously just looking for a pay day. Once the sale was complete both mu solicitor and myself approached him for payment of the $4k as it was his inaction that was directly attributable to the with hold. He just did not reply to any communication. The good part of the experience is that Ray White Wynyard Quarter became involved and they ended up paying the $4k. I look at the amount of money these agents make and expect a professional service, on this transaction that simply did not happen. Don't know if he left RW or was pushed.
