What's around 10 Lampard Street

Character and subdivision opportunity

UNDER OFFER Rich in character and future potential, this charming 1915 weatherboard home presents a rare opportunity in the heart of Methven. Set on a generous 1,012sqm section, this is a much-loved residence with genuine flexibility, offering subdivision potential with the vendor having already begun the process and much of the groundwork completed. From the street, timeless appeal is on full display. A beautifully detailed covered front porch, high ceilings and striking leadlight glass surrounding the front entrance set the tone and showcase the craftsmanship of the era. These character features have been thoughtfully retained and provide a wonderful foundation for further sympathetic updates. Inside, the home offers comfortable and well-proportioned living spaces, including a spacious lounge, kitchen and dining area. A large, highly efficient fireplace is complemented by a heat pump, ensuring year-round comfort, while mostly double glazing, ceiling insulation, gas hot water and partial new wiring enhance warmth and efficiency. The living and dining area flows seamlessly through a slider door to a massive covered wraparound verandah. This impressive space is ideal for all-weather entertaining or relaxed everyday living, overlooking established gardens, lawn and attractive low raised garden beds. Accommodation includes three generous double bedrooms, offering flexible layout options. The centrally located bathroom has been updated and is notably spacious, featuring two separate showers, a double basin and modern lino flooring. A separate toilet adds convenience, while the updated laundry includes a second toilet. Outside, mature hedging and established plantings create a private and picturesque setting. Practical features include ample off-street parking, a modern oversized single detached garage, covered wood storage, plus a second shed with space for garden equipment and a built-in workshop. Fibre internet completes the picture. With its character-rich charm, substantial section, subdivision potential and scope to further enhance, this property offers a rare blend of lifestyle, location and future upside in one of Methven's most desirable central settings.

First home buyer

I am a first time home buyer, the whole process was filled with a few headaches but not any of the process dealing with fee , she was always willing to help me with any questions I had and responded quickly to any calls emails or messages I had sent , and I sent a few because being new to the process I wanted to be sure I was ticking all the boxes , and fee helped me in every step where I needed advice or was honest enough to tell me when something's were points she needed to stay impartial, , but for anything and everything else she helped , there was no failure in communication and no delay in response

Relaxed and professional

Fee always goes that extra mile to make sure her clients are well informed and stress free. She is always available and no question is treated as a silly question.
