Is it direct fix?
No, at first glance you might think this is 'one of those houses' BUT it is definitely not. The vast majority of the cladding is reliable Weatherboard. And yes, Weatherboard is a great, regularly used, current building product. It has a normal cavity system and meets building standards.
Was it reclad?
No, Weatherboard was the original cladding. Permits were issued on 09/05/05, and the first plan was to use Harditex with a cavity, BUT the owners understood that even though the product was to have a cavity, that style of cladding isn't popular. So, on 19/09/05 they wisely applied to the council to instead build a Weatherboard house.
Can you prove that?
Yes, it is in the LIM. 19/09/05 Description of Work Erect dwelling Amendment to BC17710 - Alter handrail and cladding of dwelling Additional Comments: BC Number 17710 19474* CCC Issued.
What is the cladding by the stairs?
That is Titan board, another popular well well-used product that meets the building code and also has a cavity system. The use of these additional materials is to break up the look and add design features.
It looks like it still has some Harditex, does it?
Yes, one of the features is the facia around the decks and yes, it is Fibre Cement board which also has a cavity system.
So, should we stop thinking, 'it is one of those houses'?
ABSOLUTELY, this is literally a house you need to see and experience, your assumptions are incorrect, and you can always get a building report, read the LIM, and confirm this with the council for yourself.
This is an impressive home.
Does it have a view?
It has an incredible view. You can't guess how good the view is from the road because until you see it, you won't believe it.
AND it isn't just from the top level, it gets a beautiful outlook from the main living area and the huge decks as well.
Could we use it for extended family or a long-term guest or a boarder?
Yes, it has so many possibilities, and I can't wait to point out how you could adapt this massive house to accommodate different needs.
This is a huge house in the desirable Avenues, with water views. Will we be able to afford it?
You will be pleasantly surprised. This is a deceased estate, and the family want it sold. So try your offer.
Does it have a private back yard grounds and parking?
Yes, but no more questions, you have to see this to appreciate it. Come to the open home or contact me to book a private viewing.
