NEGOTIATION IS THE KEY!

Todd was good to deal with, we got a slightly lower price than originally wanted, however Todd only had one offer to work with and worked hard to get the purchaser to a point where we could accept the offer. No nonsense kind of approach, very professional, which was appreciated. Would use again.
