Stressful as I was totally unprepared for the present approach to the housing market.market.

Just always remember your client may more than likely know zero about the selling and purchasing prcess. Just like you would know nothing about the workings and treatment of a sick newborn, you would feel out of your depth, overwhelmed and uncertain in a very different setting. I realise with hindsight that I should have slowed down the whole process. It would have been good to have someone else with me to catch things I was possibly missing. Maybe encourage your clients to record conversations this may have helped me remember what had been said. I did feel pushed to initially offer way more than I was comfortable with. And then by signing the paperwork ( with hindsight) before the lawyers had gone over it made me feel trapped once I realised that things were not in the contract that should have been there had a lawyer advised me and no changes could be made because Ihad already signed! No client should ever sign any agreement before a lawyer has seen the contract and I felt that I should have been advised not to sign anything without lawyer oversight no matter what! Yes I was excited but although lawyer invovement was suggested you did not advise to go no further with signatures until the contract had been overlooked by a lawyer. And even though this is a new build advise future clients to get a builders report and LIM ! There needs to be backup and full understanding of potential errors before paperwork is signed. Just because it is a new build, it is by no means 100% correct. Trying to get things attended to after the fact is daunting and having to go through lawyers again.
