What's around 8 Ayrton Street

First time on the market in 62 years!

If you have been waiting for a home with good bones to plant your family roots, then this is it. Owned by the same family since new, this comfortable beauty may have lost her sparkle, however her "as built" condition remains in exceptional order. Sitting down its' own driveway, this 60's bungalow offers 4 bedrooms, combined kitchen/dining and a separate lounge. The opportunity exists here to renovate from scratch. For Tradies, this is like a blank canvas where you can work your magic and transform for modern day living. Unleash the features this home presents from a bygone era which has become so popular to this generation. An option to expose the wooden floor may reveal native timbers that would look stunning. This nearly flat, sunny section of approximately 1169m2 offers multiple options for further development (subject to council's approval) with services on site. The wide driveway is able to past by the current house, and you can build your dream home at the back, enjoying beautiful city and harbour views. Positioned meters from the waterfront Roberts Field, the outdoor experience has been enhanced with the recently completed section of the Te Whau Pathway, providing waterfront walking and cycling. The plan for the future is that this pathway will connect to New Lynn and the City, adding cheaper and environmentally friendly transport options. Being just around the corner from Freyberg Primary School, and a short walk to the local shops are qualities sought after by young families. In zone for Rangeview Intermediate and Rutherford College, this could see a family right for years to come. If you are looking for a convenient location and a place you can stamp your mark while holding on to some green gold, then this is it! Come to explore the potential. Call now for more information!

So glad I picked Cherry

When I was staying with my elderly father in west Auckland a couple of years back, I fortuitously tucked away a letter that had arrived in our mailbox from Cherry. I managed to find it last November when we needed it, did some research to see what others said, and impressed, got Cherry to our list the house. I'm so glad we did and that I saved that letter. She made the daunting task of trying to sell Dad's house possible in a very difficult market and remotely (I'm in Wellington). Every step of the way, she anticipated what would be hard (and stressful) with me being so far away (like getting tidy up jobs done on the house before listing), and provided a solution. I was keeping up-to-date with the market, and everything I was reading backed up the very sound, professional and regular updates I was receiving from Cherry about the current state of the property market, how far away a recovery might be, and what was happening locally - always backed up by recent local sales data. We hadn't ruled out taking the house off the market, renting it instead and waiting for the market to recover, but that wasn't my father's preference. I never felt pressure from Cherry to accept any offer, and knew that if we decided to take it off the market she would have respectfully understood. She even offered to drive several hours to meet my father if he had wanted that as I was doing the leg work on his behalf as his power of attorney. In the end, despite good marketing but limited interest (a sign of the times for this kind of property at this time), there was the real prospect we wouldn't be able to sell for an acceptable price at this time. But Cherry worked hard and managed to get us multiple offers. We accepted the highest, which was in our ball park. It was not of course as good as it would have been at the height of the boom in mid 2021/early 2022, and reflected the value falls since those crazy times, but we were realistic on that front. I highly recommend Cherry.
