Overview

Country calm with a barn and a Yurt

Most lifestyle properties give you land first and function second, but this one gives you both. On 4109sqm in Hamurana, it starts with a serious barn setup, then layers in living spaces that let you use the property in a way that actually suits how you want to live, all off-grid. That's right, no power bills, all on solar with the ability to reconnect to the grid if you want. The main building is the barn, a multifaceted space with room for vehicles, tools, storage, or a proper workshop, along with its own toilet, shower and kitchenette. Whether you’re running projects, storing gear, or in need of extra living space, you have that freedom. Set separately, the yurt is a peaceful sanctuary, an escape from the chaos and noise of everyday life. The kitchenette, lounge, and bedroom wrap around a central island, with doors opening straight to the deck. Meals and downtime move easily outside as you take in the lake views. Whether you’re looking for a simpler, more organic way of life, or a profitable glamping income, this place is ideal. Sleeping is deliberately split, which gives you flexibility without everything feeling packed into one place. The upstairs room above the garage gives you privacy when you want it, while the yurt creates a completely different second bedroom option, complete with its own wood burner, kitchenette and outhouse. This setup supports everyday living, as well as guests or Air BnB. The land is open and usable, with enough lawn for kids, pets or gardens without becoming a full-time job. Fresh rainwater is harvested from the roof of the shed and a variety of young fruit trees are becoming established throughout the property. The deck gives you a natural spot to sit and unwind with a spectacular view over lake Rotorua, Mokoia Island and beyond. DEADLINE SALE ENDING 2.00PM on 17th APRIL 2025
