Overview

The Coast. The Mountain. The Opportunity.

Positioned to capture a sunny northerly aspect, this compact coastal cottage enjoys peaceful views across the valley to the waters of McLeod Bay and the iconic peaks of Mount Manaia. Thoughtfully designed to make the most of its footprint, the home offers light-filled open plan living, a well-appointed kitchen, two bedrooms, and a combined bathroom and laundry. Sliding doors open onto a sheltered deck, creating an easy connection between the indoor living spaces and the outdoors, whether you're enjoying your morning coffee or entertaining friends against the ever-changing coastal backdrop. Set on approximately 2,680 sqm of gently sloping grounds, the property offers plenty of space to enjoy. Established fruit trees, a picturesque pond, a fire pit, two water tanks, and ample parking for the boat, caravan and additional vehicles all add to its appeal. Whangarei Heads is renowned for its outstanding coastal lifestyle. Safe swimming beaches, boat ramps, kayaking, paddle boarding and diving are all close by, while numerous bush walks and Ocean Beach provide plenty of options for outdoor recreation. Whangarei Heads School (Years 1 to 8), The Deck Cafe, McLeod Bay Fish & Chips and the Manaia Club are all within an easy 10-minute walk, while Parua Bay Village is just 7.5 km away and Whangarei's city centre is approximately 28 km away. During Cyclone Gabrielle in February 2023, the property experienced ground subsidence, resulting in slumping of parts of the lawn and movement affecting the dwelling. The vendors have since commissioned engineering reports and remedial recommendations, which will be made available to interested purchasers. Rather than undertaking the remedial works themselves, the vendors have elected to offer the property for sale on an 'as is, where is' basis. They have made the decision to price the property aggressively, preferring a straightforward sale over completing the recommended remedial works. This represents an opportunity to purchase in one of Whangarei Heads' most desirable locations at a price rarely seen in today's market. Viewing by appointment only. www.rwwhangarei.co.nz/WHC39709
